New Jersey home inspection: are supposed to watch out for you when you order a NJ home inspection it is not always the way things are.
Many New Jersey home inspectors are qualified individuals who know they are supposed to hold your interest above all others, some home inspectors just meet the minimum qualification for a NJ home inspectors license.
Few are aware how easy it is to obtain a NJ Home Inspectors license. All it takes just one hundred and forty hours of class room time and forty hours of field inspections for a NJ home inspector to become licensed.
I often wonder how many home buyers realize some NJ home inspectors who are trying to break into the business and who lack the ability to ask previous clients for referrals inadvertently set home inspection prices too low.
Honest and experienced home inspectors (who have been in the business for years) know how high expenses are. Those new to the NJ home inspection business may not know how high expenses are. When bills start to roll in new inspectors who have set prices low realize they can not earn a profit and drop out of the industry.
Home buyers who used that inspector will never know their inspector is not in business. Except of course those home buyers who find problems after they move in will find out the day most home inspectors Errors and Omission Insurance lapses due to cancellation or non payment the home buyer’s bargain inspector will have no insurance coverage for any problems they find.
It is unfortunate home buyers who hired inexperienced NJ home inspectors cost us both money. They cost us money because the home inspectors artificially low price was the reason the home buyer did not hire a more experienced home inspector. Then cost the home buyer money because the cheaper NJ home inspector they hired is now no where to be found and has no insurance to back him or her up.
Although all Licensed NJ home inspectors must maintain insurance while performing home inspections once the home inspector stops performing home inspections in NJ that inspector is not required to maintain any insurance coverage at all for inspections performed in the past.
When choosing a NJ home inspection firm make sure you determine how long they have been in business and if they are licensed to perform inspections.
Hiring the most experienced inspector you can afford is the best way to protect yourself against what could be a very expensive mistake.
Calling a few home inspectors should prove to be interesting as you are find many are answering their own phones while performing home inspections. It may seem like a logical way for the home inspector to save the few dollars he or she is passing onto you when you are the one calling. Too bad for the person having the home inspection performed who may find out in the next few months that the home inspector was concentrating on the phone call to book the inspection rather than actually inspecting the home they are buying. Having a distracted home inspector inspect a home is just not a good idea, no matter how low of a price you got.
